1. Financial assistance of ₹1.20 lakh to ₹1.30 lakh

Assistance of ₹1.20 lakh is provided as a 100% subsidy for house construction in plain areas, while ₹1.30 lakh is provided for hilly areas, North-Eastern states, and remote regions (IAP districts).

2. Minimum 25 sq. meter *pucca* house

The minimum size of the approved house must be 25 square meters (approximately 270 square feet) and must include a hygienic cooking area.

3. ₹12,000 assistance for toilet construction

In convergence with the Swachh Bharat Mission-Gramin (SBM-G) or MGNREGA, each beneficiary receives an additional ₹12,000 to construct a toilet alongside the house.

4. 90 to 95 days of MGNREGA wages

To enable beneficiaries to construct their own homes, wages for 90 to 95 days of unskilled labor under MGNREGS are transferred directly to their bank accounts.

5. Optional Bank Loan of up to ₹70,000

If a beneficiary wishes to expand or further furnish their house, they are also eligible for a special concessional loan of up to ₹70,000 from public sector banks or financial institutions.

6. Women’s Empowerment (Joint Ownership)

Houses sanctioned under this scheme are registered primarily in the name of the female head of the household or jointly in the names of the husband and wife, thereby providing genuine security to women.

Open the official website and select your state.

First, visit the PM Awas Yojana Gramin Official site and go to PMAY-G beneficiary list option. Select your state (e.g., West Bengal, Rajasthan, Madhya Pradesh, UP, Bihar, etc.) from the dropdown menu or the quick state buttons displayed on the screen, and click the blue ‘View Beneficiary List (New)’ button below.

Once the official AwaasSoft portal loads, select the names of your district, block, and Gram Panchayat from the ‘Selection Filters’ on the left. Then, click the ‘Submit’ button. You can download the complete Panchayat list as a PDF by clicking the red PDF icon at the top right or directly via the green Excel icon.

If your name or that of a family member appears on this new housing list, you must immediately follow these 5 important steps:

1. e-KYC and Bank Account Mapping

Submit a copy of your Aadhaar card and bank passbook to your Village Development Officer (VDO/Village Secretary) or Employment Assistant. Ensure that your bank account is actively linked to the Aadhaar-based Payment System (ABPS/NPCI).

2. Sanction Order and First Installment

The first installment (for foundation work) is transferred to your registered bank account via DBT within 7 working days of the sanction order being issued.

3. Self-Construction Rule (Contractors Prohibited)

According to PMAY-G guidelines, the beneficiary must construct the house under their own supervision. The government has imposed strict legal prohibitions against engaging any contractor for this project.

4. 12-Month Construction Timeline

The entire construction of the house (including roofing, plastering, and painting) must be completed within a maximum of 12 months (1 year) from the date of receiving the first installment.
